Mortgage Agency Services in Spain: A Guide for Overseas Buyers
Buying a home in Spain often starts with a feeling. You imagine longer stays, family meals on the terrace or a place to return to each winter. Then come the practical questions: how much can you borrow, which bank will consider your income, and how much money should you keep aside?
Mortgage agency services help you understand your borrowing options, compare suitable lenders and manage the mortgage application through to completion. For overseas buyers, that also means making sense of unfamiliar documents, cross-border income and a purchase timeline that may work differently from home.
This guide explains what the service should include, how to prepare and which questions can help you make a confident decision.
What are mortgage agency services?
In everyday language, mortgage agency services usually means the work of a mortgage broker or credit intermediary. The broker helps arrange financing between you and a lender; the bank decides whether to approve the loan.
A useful service starts with understanding your circumstances. Are you buying a holiday home, planning a move or investing? Is your income salaried, self-employed or paid in another currency? These details help determine which lenders may suit your application.
What should a mortgage broker in Spain help you with?
Understand your budget before you commit
Your purchase budget depends on the loan available, the cash you can contribute and the monthly payment you can comfortably sustain. A proper assessment considers all three, including your existing financial commitments.
This is particularly helpful before paying a reservation deposit or signing an arras contract. Ask your lawyer to explain the consequences if financing is declined and whether a suitable financing condition can be negotiated.
Prepare an application that lenders can assess
Strong income is only useful to a lender if it can be documented clearly. A broker helps organise the evidence, identify missing information and explain income that may be unfamiliar to a Spanish bank.
If you receive dividends, bonuses or business income, ask how the bank will assess each component. Your own monthly average may differ from the income the lender accepts.
Compare the full mortgage offer
A headline interest rate is a starting point. Ask for a comparison of the annual percentage rate of charge, called TAE in Spain, alongside fees, insurance costs and the conditions needed to maintain any rate discount.
Compare offers using the same loan amount and term. A lower monthly payment achieved by extending the term can still mean paying more interest overall.
For a variable or mixed-rate mortgage, ask what happens when the rate changes. For any offer, discuss the costs of repaying early and what flexibility you need if your plans change.
Can non-residents get a mortgage in Spain?
Yes. Spanish banks offer mortgages to non-residents, although eligibility and terms depend on the lender’s assessment. Tax residence is important: being a foreign national does not automatically make someone a non-resident borrower.
Banks assess matters such as income stability, existing debts, available savings and the property. Country of residence and currency of income can also affect the options available.
How much can a non-resident borrow?
Non-resident financing is often lower than financing for a resident’s main home. Banco Sabadell describes a typical range of 50–70%, depending on its risk assessment. Treat 70% as a planning reference, subject to the lender and your circumstances.
Ask which value the lender uses to calculate its limit. If the loan is based on the lower of the purchase price and the valuation, a lower valuation can increase the cash you need.
A worked example when the valuation is lower
Suppose you agree to buy for €300,000 and the bank offers 70% of the lower of the purchase price and valuation:
- With a valuation of €300,000, the loan would be €210,000. Your contribution towards the price would be €90,000.
- With a valuation of €280,000, the loan would be €196,000. Your contribution towards the price would rise to €104,000.
That is €14,000 more from your own funds, before taxes and other purchase costs. This illustrative calculation assumes the bank approves that financing percentage.
How do banks assess affordability?
Lenders consider the proposed mortgage payment together with your other debts. Banco de España notes that banks generally use a debt-to-income reference of around 30–35%. It is a guide rather than an entitlement to borrow.
For example, 35% of €6,000 in accepted net monthly income is €2,100. If existing loan payments total €500, that leaves €1,600 for a potential mortgage payment under this simplified calculation. The lender still needs to assess your full circumstances.
How much money should you set aside?
Your savings need to cover more than the deposit. Prepare a budget for the portion of the price the bank will not finance, purchase taxes, purchase-related professional costs and a reserve for unexpected expenses.
The exact amount depends on the property’s location, whether it is new or resale, and your circumstances. Ask your lawyer for a property-specific breakdown rather than relying on a single percentage for all of Spain.
Separate purchase costs from mortgage costs
For residential mortgage loans covered by Spain’s mortgage credit law, the borrower generally pays for the valuation, while the lender pays the mortgage deed’s notary, registration and administrative processing costs. Costs relating to the property purchase are separate.
A broker service with no client fee does not remove taxes, valuation charges, legal fees or other applicable costs. Having those figures clearly separated makes your budget more reliable.

What documents will you need?
Requirements vary by lender and profile. A typical starting checklist includes:
- Passport or identity document, plus your NIE when required for the transaction.
- Evidence of residence and tax residence.
- Employment and income evidence, such as payslips, tax returns or pension statements.
- Business accounts and tax documents if you are self-employed or a company owner.
- Recent bank statements and details of existing loans and mortgages.
- Evidence of savings and the source of your deposit funds.
- Relevant property documents as the purchase progresses.
A lender may also request a credit report from your country of residence. Ask about accepted languages and translation requirements before paying for translations, and confirm how many months or years of records are needed.
How does the mortgage process work?
- Initial assessment. Discuss your income, commitments, savings and purchase plans. An initial indication helps you plan; it is not a binding bank offer.
- Lender review. The application and supporting documents are submitted for assessment. The bank may request further information.
- Property valuation. An approved valuation supports the lender’s assessment of the property. A valuation alone does not guarantee approval.
- Formal offer and review. Review the personalised FEIN offer and accompanying documents. For loans covered by Ley 5/2019, these must generally be provided at least ten calendar days before signing; confirm the applicable timetable with your notary.
- Notarial preparation and completion. The required prior notarial transparency process takes place before signing the mortgage deed. Coordinate dates with the bank, notary and your lawyer.
Avoid booking completion travel around an informal estimate. Ask what remains outstanding and which dates have actually been confirmed.
How to choose mortgage agency services you can trust
You should feel comfortable asking questions before sharing documents or proceeding with an application. Start with these:
- Where can I check your registration? Spanish mortgage credit intermediaries must appear in the relevant Banco de España or regional register, depending on their scope of activity.
- Who pays you? Ask about client fees, lender remuneration and when any payment becomes due.
- Which lenders do you work with? Understand the range considered and any limits to the service.
- What experience do you have with my profile? Overseas employment, business income and different currencies deserve specific discussion.
- Who will keep me informed? Agree how progress, missing documents and decisions will be communicated.
If your income is in pounds, dollars or another currency and your repayments are in euros, ask how exchange-rate changes could affect your household budget. A payment that feels comfortable today should also be considered under less favourable conditions.
