Mortgage loan broker 2026

Mortgage Loan Broker in Spain in 2026: Our Fees, Process and What to Expect

Buying a home in Spain should begin with a clear understanding of what you can afford, how the financing works and who will guide you through it.

Perhaps you have already found a property. Perhaps you are still comparing locations. Or perhaps you have spoken to a bank and come away with more questions than answers.

A mortgage loan broker helps you assess your borrowing options, identify suitable lenders and manage the application process.

At Mortgage in Spain® Mortgage Broker, we specialise in helping international and non-resident buyers obtain financing from Spanish banks. We understand overseas income and documentation, compare suitable mortgage options and guide you from the initial assessment through to signing.

Our mortgage brokerage service is free for individual clients. The bank that grants your mortgage pays our commission.

This guide explains what we do, what makes our approach different, which costs you should expect and how long each stage of arranging your Spanish mortgage may take in 2026.

Updated: October 2026.

What Is a Mortgage Loan Broker?

A mortgage loan broker is an intermediary who helps borrowers find and arrange mortgage financing.

When you buy property in Spain, your broker assesses your circumstances, identifies lenders whose criteria may suit your application, helps prepare the documents and coordinates the financing process.

The bank makes the lending decision and provides the mortgage funds.

Your broker’s role is to help you approach that decision with a well-prepared application and understand the conditions before you commit.

Why Use a Mortgage Loan Broker in Spain?

Spanish banks do not all assess international applicants in the same way.

Your country of residence, employment status, income currency, existing debts and available savings can influence which lenders are suitable.

For example, an employee receiving a salary in euros, a business owner earning in US dollars and a retiree receiving a foreign pension may need different lenders and supporting documents.

A specialist mortgage broker helps identify these differences early.

This can save you time, reduce unnecessary requests and help you avoid planning a purchase around financing that has not been properly assessed.

Can I Apply Directly to a Bank?

Yes. You can approach a Spanish bank yourself.

That bank will explain the products it offers and assess your application against its own criteria.

A broker can help compare suitable options from the lenders it works with, explain differences between offers and coordinate your application.

The benefit is especially relevant when your finances cross borders or you are unfamiliar with the Spanish mortgage process.

What Makes Mortgage in Spain® Mortgage Broker Different?

Our service is designed around the practical needs of international property buyers.

We Specialise in International and Non-Resident Mortgages

For overseas buyers, the challenge is often explaining a financial situation that looks different from a standard Spanish employment profile.

Tax returns, payslips, business accounts, pension statements and credit reports vary between countries.

We understand how to organise this information so that a Spanish lender can assess your circumstances clearly.

Our work begins with your financial profile and the evidence supporting it.

We Bring Financial-Sector Experience to Your Purchase

Our team’s background includes more than 18 years of experience in the financial sector.

That experience helps us anticipate questions, identify potential obstacles and explain what lenders need to see.

For you, this means a more informed conversation about your budget, your application and the steps ahead.

We Assess Feasibility Before You Commit

A property viewing can be emotional. You find a home you love, imagine your life there and feel pressure to reserve it before someone else does.

This is the moment when clear financial advice matters most.

We encourage you to discuss your mortgage options before paying a reservation deposit or signing an arras contract.

An early assessment helps establish whether your proposed purchase appears realistic, how much cash you may need and what remains subject to the bank’s review.

An initial assessment is useful preparation. It is not a final mortgage offer.

We Work with Spanish Lenders and Their Risk Teams

We prepare applications for suitable lenders, coordinate supporting information and negotiate on your behalf.

The comparison includes more than the interest rate. We consider the loan amount, term, repayments, fees and conditions relevant to your situation.

We compare options available through our lender relationships. This should not be interpreted as a promise to cover every bank or mortgage product in the market.

We Make the Process Accessible from Abroad

You can begin your application while living outside Spain.

Financial assessment, document preparation and much of the coordination can be handled remotely, with support in English, French, Dutch and Spanish.

The notarial steps still require appropriate arrangements. If you want to use a power of attorney, its suitability must be checked with the professionals involved.

We Offer Support Beyond the Mortgage

Our 360° service connects you with trusted partners for property search, independent legal advice, NIE assistance, currency exchange and utility setup.

You gain access to the support needed for the wider purchase, alongside specialist mortgage assistance.

How Much Does Our Mortgage Brokerage Service Cost?

Individual clients pay no mortgage brokerage fees to Mortgage in Spain® Mortgage Broker.

The bank that grants your mortgage pays our commission.

There is no upfront brokerage payment for our initial assessment.

You can read more about our fee model on our mortgage broker fees and costs page.

Why Does the Bank Pay Us?

Lenders remunerate brokers for introducing and coordinating mortgage business under their commercial arrangements.

You should understand how your broker is paid, which lenders it works with and why a proposed mortgage suits your circumstances.

A transparent fee model should always be accompanied by a clear explanation of the loan.

Which Costs Will I Still Need to Pay?

A free brokerage service does not remove the costs of buying and financing property.

Your budget should cover the part of the purchase price not financed by the bank, applicable purchase taxes, valuation and relevant transaction expenses.

Independent legal advice, translations, powers of attorney, currency transfers and external partner services may also involve charges.

Confirm each provider’s scope and costs before instructing them.

Mortgage Costs and Purchase Costs Are Different

For residential mortgages covered by Spain’s mortgage credit legislation, the borrower generally pays the valuation. The lender bears the principal mortgage formalisation costs allocated to it by law, including the mortgage deed’s notary, registration, administrative agency and mortgage tax costs.

The taxes and expenses of purchasing the property are separate.

Any lender arrangement fee and other costs associated with your chosen mortgage should be checked in the offer.

Who Can We Help with a Spanish Mortgage?

Our core specialisation is international buyers and clients purchasing in Spain while resident abroad.

This includes people buying a holiday home, planning a future move or acquiring a property for investment, as well as Spanish citizens living overseas.

Employed Applicants

Lenders normally need evidence of your salary, employment and financial commitments.

The required documents depend on your country, employer, income structure and the bank assessing your application.

Bonuses, commissions and variable pay may be treated differently from a fixed salary.

Self-Employed Applicants and Business Owners

Business income often requires a more detailed explanation.

A lender may need tax returns, accounts and evidence of how income moves from the business to you personally.

Company turnover is not the same as personal income available to repay a mortgage. We help identify the information needed to explain that distinction.

Retired Buyers

Pension income can form part of a mortgage assessment, subject to the lender’s criteria.

Age, income continuity, available savings and the proposed term will affect the options.

Applicants Who Have Recently Moved to Spain

Your address alone does not determine how every lender will assess you.

Tax residence, employment history, income source and available documentation may all be relevant.

If you are planning to relocate or change employment, discuss the timing of your application before making changes that could affect your financial evidence.

How Much Could You Borrow in Spain?

The answer depends on your circumstances and the property.

Lenders assess income, existing debts, savings, age, proposed term, country of residence, income currency and the property offered as security.

For many non-resident applicants, available financing may fall around 60% to 70%, subject to assessment.

This is a matter of lender policy and individual eligibility, rather than a universal legal entitlement or statutory limit.

Why Your Savings Matter

You need enough cash to cover the unfinanced part of the price and the applicable buying costs.

It is also sensible to retain a reserve for maintenance, unexpected expenses and the costs of settling into your new home.

A mortgage assessment should help establish a workable purchase budget, rather than simply the largest possible loan.

How a Lower Valuation Can Change Your Budget

Imagine buying a property for €300,000 that is valued at €280,000.

If the bank offers 70% of the lower of the purchase price and valuation, the mortgage would be €196,000.

You would need €104,000 towards the purchase price, plus the applicable taxes and transaction costs.

This example illustrates why an advertised financing percentage does not establish your final cash requirement.

For more detail, see our guide to mortgages in Spain for non-residents.

The Spanish Mortgage Process in 2026: Step by Step

Each stage answers a different question.

Can the purchase work financially? Are the documents sufficient? Will the bank accept the application and property? Do you understand the final terms? Is everything ready to sign?

The following timeframes are indicative planning allowances. They are not guaranteed service deadlines or measured Mortgage in Spain® Mortgage Broker averages.

Step 1: Your Initial Mortgage Assessment

We start with your plans, approximate budget, savings, income and existing commitments.

You can contact us before finding a property.

The objective is to identify a sensible starting point and establish which documents are needed for a more detailed assessment.

How Long Should You Allow?

Allow approximately one to three working days for initial contact and an early review once the essential information is available.

More complex circumstances may require additional information before a useful assessment can be made.

Step 2: Preparing Your Documents

We help identify the financial records needed for your profile and proposed lenders.

These may include identification, proof of address and tax residence, employment records, payslips, tax returns, bank statements, credit information and evidence of savings.

Self-employed applicants and business owners may need additional accounts and supporting explanations.

How Long Should You Allow?

This may take a few days if your documents are current and readily available.

Allow one to two weeks or longer if you need overseas records, translations or information from your accountant.

Complete, legible documents help avoid repeated requests.

Step 3: Lender Assessment and Mortgage Options

The bank assesses affordability, income stability, debts, savings and relevant credit information.

It may ask questions or request additional documents.

We coordinate responses and explain the options and conditions being discussed.

How Long Should You Allow?

Allow approximately one to three weeks for lender assessment of a complete application.

Some applications move faster. Complex income, compliance checks or lender workloads can extend the process.

What Does an Initial Positive Response Mean?

It may mean the financial profile appears acceptable, subject to outstanding requirements.

It may still depend on valuation, property checks or further documentation.

Always establish what has been approved and what remains conditional before relying on an initial response.

Step 4: Valuation and Property Checks

An independent valuer inspects the property and prepares a report for the financing assessment.

The valuation can affect the loan amount. Property discrepancies or missing information can also require investigation.

Your lawyer’s legal checks should progress alongside the financing.

A mortgage valuation does not replace a structural survey or legal due diligence.

How Long Should You Allow?

Allow approximately one to two weeks for access, inspection and reporting in a straightforward case.

Access difficulties, missing documents or discrepancies can take longer to resolve.

This stage may overlap with the bank’s financial assessment.

Step 5: Final Conditions and the FEIN

Once the necessary assessments and outstanding requirements are complete, the lender can issue the formal mortgage documents.

The FEIN, or European Standardised Information Sheet, sets out your personalised mortgage conditions. It is binding on the lender for its stated validity period.

You will also receive supporting documentation, including the FiAE, which highlights relevant warnings.

How Long Should You Allow?

Issuing the documents may take several working days once the bank has approved the transaction and all requirements have been satisfied.

The timetable depends on the lender and whether anything remains outstanding.

Step 6: Reflection Period and Notarial Advice

Where Spain’s mortgage credit legislation applies, the required pre-contractual documentation must be provided at least 10 calendar days before signing. A 14-day period applies in Catalonia.

The notary checks the required information and timing, explains the mortgage and records the pre-contractual advice in the transparency act.

This is separate from the final mortgage signing.

Can We Sign Earlier If the Seller Is in a Hurry?

The required reflection period cannot simply be removed to accommodate a seller’s deadline.

The notary confirms the earliest lawful signing date.

Plan travel and completion around that confirmed date.

Step 7: Final Preparation and Signing

Before completion, the parties coordinate the purchase funds, mortgage funds, payment arrangements and final documents.

The purchase deed and mortgage deed are commonly signed within the same completion arrangements.

Afterwards, the relevant tax and registration work continues.

How Long Should You Allow?

The signing appointment normally takes place within a day, but preparation happens beforehand.

Transfers, availability, powers of attorney and unresolved conditions can affect the date.

Registration and final administrative work continue after signing and can take several weeks.

How Long Does the Entire Mortgage Process Take?

For an international purchase, allowing around six to ten weeks from a complete application and an identified property can be a sensible planning starting point.

Some straightforward purchases proceed more quickly. Others take longer because of financial complexity, property issues or administrative requirements.

This is a working allowance, not a guaranteed completion period.

Several stages can overlap, so the individual timeframes should not simply be added together.

What Can Delay a Spanish Mortgage?

Common causes include missing documents, unexplained transfers, complex business income, valuation issues and property discrepancies.

NIE arrangements, powers of attorney, international transfers and slow responses between the parties can also affect readiness to complete.

How Can You Help Keep the Process Moving?

Provide complete documents and explain unusual income or transactions early.

Respond promptly to requests and tell your broker before changing employment, taking on another loan or making a significant financial commitment.

Agree realistic purchase deadlines with your broker and lawyer.

An achievable timetable is more useful than a rushed promise.

How Do We Compare Mortgage Offers?

Your interest rate matters, but it is only one part of the decision.

We help you examine the amount borrowed, repayments, mortgage term, fees, associated products and relevant contractual conditions.

Fixed, Variable or Mixed Rate?

A fixed-rate mortgage provides an agreed rate for the fixed period specified in the contract.

A variable-rate mortgage changes according to its reference rate and contractual terms.

A mixed-rate mortgage combines an initial fixed period with a later variable period.

The appropriate choice depends on your finances, preferences and available offers.

Understanding TIN, TAE and Associated Products

The TIN is the nominal interest rate.

The TAE, broadly equivalent to APR, expresses an annual cost under the assumptions used in the offer and helps with comparison.

Check fees and the costs of products associated with any rate discount.

A discounted rate should be assessed alongside what you must pay or maintain to obtain it.

What Happens If You Stop Meeting the Discount Conditions?

The applicable interest rate or costs may change according to the contract.

Understanding this before signing helps you assess the mortgage beyond its initial advertised payment.

Borrowing in Euros with Overseas Income

If your income is in another currency, exchange-rate movements can change the effective cost of your repayments.

Lenders also apply their own criteria to income currencies and international profiles.

Discuss this exposure as part of your budget, particularly if you expect changes in where or how you earn.

Our 360° Service: Helping You Complete the Wider Purchase

Your mortgage is one part of buying a property.

You may also need to find a home, appoint a lawyer, obtain a NIE, transfer funds and arrange services after completion.

Our 360° service connects you with trusted partners across these areas.

Property Search

If you have not found a property, we can introduce agencies in your chosen area.

An early mortgage assessment gives your search a more practical financial framework.

Independent Property Lawyers

We can connect you with independent lawyers who investigate the transaction, review contracts and advise on legal issues.

You should agree their scope of work and fees directly before instructing them.

NIE Assistance

International buyers often need help arranging their Spanish identification number.

Our partner network includes providers who assist with the NIE process, subject to the relevant requirements and availability.

Currency Exchange

Specialist providers can explain transfer arrangements, costs and available exchange options.

Confirm the total cost, timing and recipient details before transferring funds.

Utility Setup

Our network can also help arrange services such as electricity, water and internet.

External services have their own conditions and any applicable charges.

The purpose of our 360° approach is to make it easier to find relevant assistance as your purchase progresses.

How to Choose a Mortgage Loan Broker You Can Trust

Ask about the broker’s experience with buyers in your circumstances.

Check its legal identity, registration, fee model and lender relationships.

Find out what the service includes and how you will be kept informed.

Mortgage in Spain® Mortgage Broker is operated by Prime Mortgage Solutions S.L., registered in the Bank of Spain’s Register of Real Estate Credit Intermediaries under number D969.

Look for Clear Explanations at Every Stage

You should understand the difference between an estimate, an initial assessment and a formal offer.

You should also know which conditions remain outstanding and who is responsible for the next step.

A professional broker helps you make informed decisions while recognising that mortgage approval remains with the lender.

Frequently Asked Questions About Mortgage Loan Brokers in Spain

Do I Need a Property Before Contacting You?

No. You can begin with an initial assessment to understand your potential budget and document requirements.

The lender will need to assess the specific property before completing the mortgage process.

Can You Help Me While I Am Outside Spain?

Yes. Much of the application can be prepared and coordinated remotely.

The final arrangements depend on identification, banking and notarial requirements.

Can I Get a Spanish Mortgage with Foreign Income?

Potentially, yes.

Eligibility depends on your country, income currency, employment or business profile, documentation and the lender’s criteria.

This is a central part of our specialisation.

Should I Contact You Before Paying a Deposit?

Ideally, yes.

An early assessment helps identify financing questions before you commit.

Your lawyer should review the deposit agreement, deadlines and any proposed financing protection. An initial mortgage assessment does not automatically make a deposit refundable.

Can You Help If a Bank Has Already Declined Me?

Possibly. The reason for the decline matters.

Another lender may assess your circumstances differently, or your application may need additional evidence.

In some cases, the budget or financial position needs to change before proceeding.

Do I Have to Accept an Offer?

You should proceed only when you understand and accept the proposed terms.

Our initial assessment is free and without obligation.

Do You Guarantee Mortgage Approval?

The bank makes the final lending decision.

Our role is to assess feasibility, identify suitable lenders, prepare your application and guide the process.
